Had another wonderful stay at Balmoral! We had a 4 bedroom, 4.5 bath pool house. Plenty of room for all the family. Our only issue was the twin beds- the slats that hold the mattress came apart, but the kiddies had a camp out on the floor. No need to go anywhere else, kids kept busy with the water park & game room.

We just returned from our 3rd stay (and final) at Balmoral in 4 years. This was by far the worst of the 3 stays. In 2019, this place started out amazing and we absolutely loved it. Everything, including the waterpark/splash pad was brand new and worked flawlessly. Customer service was spot on, accommodations were great, parking was easy, food and drink rules were laxed, just making the place a lot of fun. However, it's all going down hill. Perhaps its the price point, but the kind of people staying in the homes are people who like to throw large house parties, etc. The splash pad is faded and didn't work half the time were were there. One of the 2 large slides was broke and based on the mold and mildew present, it has not worked for a very long time. The one slide that is working is also discolored and gross. Water appears green. The furniture is old and worn out, rusted, etc. Most of the umbrellas are broke and do not work. They have a very strict no drinks (including water) or outside food rule. So don't bring any sandwiches including for the young ones. We were asked to put our food away. Yes, they have a bar with bar food, but it shouldn't be a requirement to purchase food there if you want to eat or drink something. The kitchen/serving staff like to take multiple breaks between "serving" patrons to go down the slide and swim in the large pool. Just bazaar. My 7 yo got hurt by the cook, whom he slid into at the bottom of the slide and then the cook and cabana boy (who never once came around to take orders or check on us) decided they would go to the large pool and do front flips around a group of very young swimmers (my 7 yo included). Just a very poor example to set in my opinion, especially when there is clearly no diving allowed. The pool restrooms were operable but disgusting. Regarding our accommodations: very poor internet signal and the sliding glass back door lock was broke most of our time even though we submitted a request to be fixed on the 2nd day. Note, the office is closed on the weekend. This might be the biggest problem of the entire program; they are simple too short staffed to get things done properly. Our towels were stained and had what looked like pubic hair stuck in it so we went out to purchase our own towels. Additionally, there are no kitchen towels. There are no ceiling fans and our dining table didn't have a light above it. The dryer vent hose was disconnected so every time we used the dryer it heated up half the house. Last complaint, the rules clearly state no parking is allowed in the street or blocking side walks however, this was ignored and I didn't seem like the staff held anyone accountable; so although there is a sidewalk to use, you have to mostly stay in the street to ride your bike. This was not ideal for our 4 yo just learning how to ride without training wheels. All in all, they have a lot of work to do to bring this place back up to high quality establishment. If you want a party house, this is the place. If you want to party at the pool, everyone must be check-in and bring your wallet, but don't expect great service or even working water structures. Sad. I hope they can turn things around. Btw- I would have place this review a survey had they asked, but instead, Feltrim requests reviews to go straight to social media so unless they are monitoring reviews, they will never know how people feel about their stays.
