    Beautiful Resort - Questionable Practices

    First off, let me just say that the resort itself is beautiful. We rented an incredible pool home, which felt very homey. We absolutely loved the house. If it was just about the house, then this would easily be a five-star location. The challenge I have with this property is the crazy intense check-in process. You have accept terms and conditions (ok, normal), then you have to e-sign the terms and conditions, THEN, each adult has to sign waivers when you check in. In my 45 years on this planet, I have never seen so much red tape at check-in. From there, you see signs with rules everywhere. All of the rules and red-tape really hinder this resort. They spare no effort in making sure they are protected at every single point... even threatening a HUGE fee if you check out a minute late. This place needs to take a chill pill and perhaps a drive to one of the Disney Resorts to learn about customer service. It's really too bad, because the place is beautiful.

    Property was as expected. Was clean and well maintained. Clubhouse facilities even though the community appeared to be very quiet, was always manned and the facilities available as described. Staff in attendance were polite and helpful. We arranged for the pool to be heated but it took three days after our arrival to get to a temperature acceptable, despite being told on the day we arrived that the temperature would be 10 degrees above the ambient. This is a slight issue when you consider the charges for heating on a daily basis. The only major negative is the distance from the theme parks. Although not far in miles, due to traffic congestion we had several days where it took almost two hours to either get there or return to the villa. If you are using this accommodation for enjoying the parks, be prepared to spend a long time in the car.

    Just returned from 0ne week vacation staying at Balmoral. Villa was fantastic, was massive for just the two of us. Very quiet with nice walks. Used main pool couple of times, sunbeds bit uncomfortable. Only main problem was distance from main attractions, although only 9 miles from i4 still always took 20-25 mins because of traffic, was nearly an hour to Disney springs one night.

    Balmoral Resort is attractive, the villas are very good. Not all Villas pools are heated nor is the children’s pool. Stayed on Aidans Landing very quiet, then moved to Mitchell manor which was near American football field (to get a heated pool). If you ignore this review and get given a villa here ask to be moved. It is over run by kids and adults from Thursday onwards using the field and occupying the villas near. Parent/players?? over run this area till late. Swearing, fighting, shouting, smoking drugs. Kids running round banging on doors generally standing round screaming/shouting. Yes this was one weekend but I can’t imagine this being a one off. Check football season? I’m sure the villas are let on airbnb to anyone and everyone. Don’t bother with security as they will just tell you to call the ‘cops’ to deal with any antisocial behaviour. We had ‘football’ practice right outside our villa for hours at a evening, not the peace and tranquility you’d expect. The parks are so much further away here, traffic is always a problem it’s better at certain time but still adds 30 mins on top of closer areas such as Kissimmee/Celebration. Which isn’t ideal with kids. Fast food available nearby but not a lot of restaurants. Haines city is run down and is a completely different world to the more established areas. I’d love to upload videos here to give an example of the noise that management didn’t care about, even though it states a quiet time from 10pm. I’ve added a photo of the ‘heated’ villa pool. Stay closer to the park’s.

    Grocery stores, restaurants, department stores...within an easy drive, north and south on Highway 27.We didn't do Disney but the theme parks are within an hour, far enough away to avoid the craziness. The facilities are newer construction, clean inside, decently equipped with basics. But the beds and furniture are miserable and need to be upgraded before I would return. A mattress on slats (no springs), about 18" off the floor, doesn't work for an old body. My back aches after ten days of sitting and sleeping on the furniture. Staff was professional, courteous. We didn't use the pool (too cool) or the waterpark. Our cul-de-sac was quiet; no noise. Very good wifi. Grill offerings were okay and reasonably. price.
