Location: can’t be beat and will be even better by comparison once the Ritz opens. Grace Bay Beach is an incredibly beautiful stretch of sand and after looking at other resorts up and down Grave Bay over the last three visits have decided that we like the location of the Sands the best. Other similarly priced resorts are way more crowded to the east and the beach gets much narrower to the west. We think the Sands has the best combination. With the vacant area just east of the Sands this section of Grace Bay is very peaceful. Rooms: we were in a one bedroom deluxe on the second floor of building 3 overlooking the pool. We didn’t love that particular location because of the pool noise - we’ve determined that we really prefer ocean VIEW rooms here instead of ocean FRONT. Ocean VIEW rooms here that are oriented to the east side of the property have beautiful views and are very quiet. All views are beautiful actually - we have just determined that we prefer looking east towards the public beach access. After viewing rooms at a few other resorts, we have found our rooms at the Sands to be more updated and luxurious than others, and very adequately equipped. Staff and Friendliness: Housekeeping staff is who we see the most and they have always been quick to smile and friendly. Same goes for the guys at the beach providing towels, etc. Front desk service has improved over our three visits and the night concierge went over and above one night late and opened up the store for us so that we could grab a snack - thanks!! I went into Hemingway’s just once while there this time and though the pina colada was great the bar staff was not friendly towards me at all - seemed that I had interrupted them to order a drink. Other than that though staff is generally very friendly and helpful.

Our two bedroom condo had problems so numerous that the resort should be ashamed. These included: significant rust and corrosion of the dishwasher (such that we could not use it); corrosion on many bath fixtures, a nonfunctional freezer (virtually all our frozen food spoiled), rusted out appliances (toaster and certain silverware), and tile floors that were permanently filthy such that our feet were black on the bottom if not wearing shoes. Floor tiles were cracked, with missing chunks, and grout that was blackened. The hot water tank would only allow two of us to have a quick shower before it ran out. We also rented an ocean view condo, but all we could see was a parking lot in between us and the ocean in the distance. This was significant because the deck/screened porch faced the parking lot. We begged to either be moved within the resort, moved to a sister property, or be given a refund of our remaining days so that we could just leave! Hotel denied us all of these things. On day five, we were moved to a bigger, different unit, but many of the other problems remained- rusted fixtures, corrosion, stains on furniture, and major hot water issues. Two of the rooms smelled so horribly of mold that we could not use them. Our last day, the resort experienced a "pipe break." We had no water at all for many hours causing us to miss our afternoon plans, and eat dinner at 9 pm. Water was off again the next morning as we were trying to get ready to go to the airport. HORRIBLE!!

Quality is just not there anymore. We’ve stayed here twice last year and this year. Front desk staff is less than helpful. No urgency to help. General feeling of indifference. Do not stay in building 4 with hopes of an Ocean Front. You will see ocean but also the back of Hemmingways restaurant which is loud from early morning until late night. We requested Not to be in this building but we were. After an hour and 1/2 check in process to try to fix it and find something else we had to keep it. Options offered were worse and much more expensive. Our unit is 4202B. Kitchen is not so well stocked. Bedroom doors stick horribly. Front door sticks and is persnickety to open and lock. We will not return here for our trip next year. Towel stand guys are nice. Weight room and spa were adequate. The spa is a closet for an office and one 10x10 treatment room. Mattie my technician for a massage was good. Chair service from Hemmingways is spotty. See a separate review on Hemmingways.

Front desk attitude and no service to speak of at this hotel.

The front desk at this hotel has very serious customer service issues. Not helpful at all. But more importantly, the depth of attitude was incredible. I checked in our courtyard view room for two nights. There is no view. There were no towels or sheets or bed clothes for pull out. I spent the first night getting all the things that did not get put into the room. Each time I would go to the front desk, I felt like I was a burden to them. I checked with front desk before 7am to see about upgrading or moving rooms. They said that would be fine. I went to see new room at before 11 in the morning. It was unoccupied. Went back at 12. Not ready, 1, not ready. At 2pm asked for a supervisor. She was not available. Showed up sometime later. At this point after basically being harassed for a full 24 hour period, I decided to cut my losses. Remain in the room and get in with things. The room has a very small queen bed. Tight for two people. At nearly $500 a night, there are many other places on this island to stay. My suggestion is to view room before you book or check in. Or better yet, DO NOT STAY AT THIS HOTEL.

Great family resort. Several pools (including a toddler one), great beach. Free Hobie cats, paddle boards, kayaks. Great snorkeling 25 min. walk down beach. We took our family of 12; stayed in 2 condos. Restaurant on premise is very good and not expensive. We brought lots of food. Customs form says up to $400/family. The tourist board says $50/person. Take it. 4 bagels in the IGA cost $9.95. Full kitchen and dishes, pots, etc. Quite a few families with young children, so there were a few crying babies, but mostly very quiet. Recommend renting a car if you want to venture out to restaurants. Cab from airport is $14/person. All rides are per person. The staff is really friendly and we found jotting down what you need on a note and giving it to desk brought quick results. There is a spa (didn't go) and a very nice workout room we used daily.
