Nice common areas, but a noisy room made for bad sleep

First, the good: * The lobby is beautiful and spacious, with lots of little areas for hanging out. I appreciated the free coffee bar and cold / hot / soda water tap. * The gym has a lot going for it. Lots of good options for cardio and strength training. The punching bags were a fun surprise. The running treadmill wasn't operational, but everything else was in good condition. * The location is great. I love Japantown, and it's nice to have a variety of food and shopping options nearby. If you're visiting the city, definitely consider staying here instead of Union Square. * The shower had plenty of hot water and water pressure. * The white noise machine was helpful (but necessary...) The bad: * My 4th floor room had a window facing Laguna. The cross-traffic from Geary was extremely noisy late into the night. Things were mostly quiet after 10 or 11PM, save for occasional loud car or motorcycle. Even with the white noise machine, I struggled to get sleep the first couple nights. * It was very easy to hear my neighbors. I could hear my next-door neighbor talking clearly, even though I don't think he was being particular loud. It didn't get to the point where I thought to complain, but it did make me self-conscious about how much noise I was making. I hear that things are much less noisy on higher floors of the main tower, so watch out for that.
Come for the area, stay for the quiet and service

Let me preface this with we are a family of three with a very active toddler. I'm not over reacting on how nice and quick they got us a room. We had no reservation and were exhausted. The front desk ladies got us water, booked our room, and even gave us insights on the area. They even made sure to remind us to grab our cappucino and tea before heading up, there's a service area near the elevator. Keep in mind, you can pay $40+ to park out front of the hotel. Otherwise, parking in the garage is $23 a night. It is very quiet and the decor helps with the overall calm. The gym is top notch and very clean. We even saw a little bee hive colony and a koi pond they take care of on the property. This hotel is a must see and stay in my opinion if you want the looks but also the quiet during your trip.

The Kabuki is in a great neighborhood of San Francisco- lovely space and vibe and caring staff. There is great attention to detail and staff that appear to take care of all unobtrusively. while the resort fee adds to cost, the space is lovely.

I travel more than I don’t. I have very high status with Marriott and HILTON. Started staying at Hyatt’s a couple of years ago and love it. Kabuki experience was not a good one at all. I wrote a detailed and negative Tripadvisor review that literally through the young, upper management at the boutique hotel into a tizzy. So I’ve revised the review. I will either post it here, or send it as a letter to corporate. I know some people at corporate Hyatt, who would definitely appreciate my post in the form of a letter of the food chain. If you like smirky millennials, who think they have figured everything and everyone out, hotel kabuki is for you. The Bellman are excellent. But don’t let the groovy aesthetic of the lobby lounge be a substitute for excellent guest relations and care.
Beware of front desk tacking on up charge if you’ve arrived before checkin

Hotel lacks integrity to simply let you check in before 3pm or wait until the room is ready. They’ll hustle you into an up charge. Never experienced this at other hotels like the intercontinental. I travel for business over 10 times a year and wanted to make this hotel my home base. But that won’t be happening. I’ll take my patronage elsewhere.
