Definitely run down and needs some work. My first room had a loose doorjamb that moved when the door was opened and was a tripping hazard. The second room was distressed a bit, and I needed to work to get the sliding glass door to shut since it was warped and would not lock if just closed normally. But the unbelievably loud wedding party hosted on the grounds, with music so loud I could hear it, and the douchy DJ, *while taking a shower* gets rid of any illusion this is a relaxing place in any way deserving of the name "resort". For what it's worth, this is my third or fourth and will be my final, stay at this place.

We always enjoy our stay at Royal Kona Resort! We appreciate the all the staff that we have encountered. Our room is always fresh smelling and never lacking amenities! Parking has never been an issue! And the resort’s location is close enough to shopping and other eateries BUT we love the menu served at Don’s Mai Tai Bar & Restaurant!

Spacious room with nice storage areas and ambiance. Very comfortable bed. Enjoyed the toiletries. Especially liked the great job housekeeping did, using them once during the three nights. Great oceanside restaurant/bar. Henry Kapono happened to entertain the Wednesday night we arrived. Fabulous. The negative: our room was next to the elevator in the secondary building, parking lot/mountain view. It was loud enough when used to wake us up several times. I would suggest you ask for a different room if given that one.

Staff are fantastic, views are second to none, lots of shopping and restaurants around it. Beautiful well kept grounds, good yoga class. Pop for ocean view corner suite- totally worth it. Kona is vey relaxing- cruise ships kept offshore and come in by skiff. Nice linens on bed.

We just returned from 6 nights at the Royal Kona in a corner king room. It has a lot going for it. We enjoyed our stay and would stay here again. The room was large and well appointed. The corner balcony was silly large. Honestly, we never used the other half around the corner. It does get you 2 walls worth of windows which are gorgeous. The rooms are a bit dated and they appear to be remodeling parts of the hotel now. Everything was clean and functional. Hearing the surf break on the rocks while you sleep is awesome. Parking is $25/day but very convenient. You couldn't ask for a better location for walking to dining options and quick drives to most of the things you want to see in Kona. The hotel bar and grill was nice for a quick bite after a long day of travel getting there. The food was good, but not spectacular. The coupon for 2 free Mai Tais was a nice touch. Overall a very good experience. An ice machine on each floor would be nice, but the filtered water machine makes up for it.
