Filthy swimming pool.

Pool was so dirty it was not usable. Prop manger said he had more important things to deal with. This is our third year in a row staying at Royal Kahana. Past years were better. The place was cleaner and the pool was usable. Fair warning . There is no beach. Only giant sand bags to help prevent the building from sliding into the ocean. We rented unit 911. The unit itself is nice. However, we won’t be wasting our money on the Royal Kahana next year. There are too many other choices with cleaner grounds and pools.
Great condo with amazing view. The night staff was helpful

The view was spectacular, the place was very clean. Because this was a VRBO the instructions were very good. Pool was close. Got a bit of leaves later in the day. My only issue was the toilet was in a very small room with the shower, but not the end of the world. Unit 6 on the 9th floor is high enough to have a spectacular view and see over the neighbors building. Anything lower your view will be partially blocked.
Most relaxing Hawaii vacation at affordable price for an Ocean front resort.

Bargain on the beach, water is so close, to hear the waves when windows open. Air-conditioned bldg, heated pool. Front desk operated by outrigger professionals staff, for most routine needs . Condos are owned by individual owners ; ask for updated units. Concierge on site gives discounts on activities and tours. Great vacation place on west Maui, ccose to Whalers village , Kapalua, and other restaurants
I’d stay away or ask for a refund if you have already booked

Don’t be fooled by the photos online. This property is worn out and beat up and filthy. It needs a deep clean, and major renos. We stayed in 820 which was a 2 bedroom. I will say we were lucky enough not to encounter any roaches but knowing the building is infested and hearing other tenants experience with them was difficult. On check in our room smelled of pesticide so you know it was flogged at some point before our arrival. We wore our shoes inside at all times. Having a washer and dryer was nice, but the dryer vented inside and would soak the bathroom floor each time. We asked for extra tiles to at least clean up the mess, but they didn’t have any, so you are stuck using your own towels. The beach had eroded in front of the hotel ( not their fault of course, just know you need to drive to a beach) The old adage you get what you pay for doesn’t apply here. We paid a hefty amount to stay here - the price does not match the property.
Great location Not so great unit

Location was great. Have stayed in several different unit’s over the years. Parking used to be free and that was a big benefit however they now charge $18 per night to squeeze into the parking slots. The unit I stayed in was 319. Price was good but you get what you pay for. Dirty carpet that should be ripped out or professionally cleaned, towels were like sand paper, older furniture the owner pre set the AC so it wouldn’t go below 75 and we couldn’t change it. The beach chairs in closet were filthy and the umbrellas were broken. On the plus side I will say that Chase N Rainbows is awesome and would definitely rent from them again, just not this unit.
