We stayed in room 311. The condo was very dated. It needs all new furniture, bedding, kitchenware, and all new lighting. It has a beautiful view, good location, and nice folks working there. They maintained the outside property very nicely. We requested an oceanfront room with a king bed 6 months ago. We got the oceanfront room with an old queen uncomfortable bed with a mattress topper to hide the age. An under stuffed big uncomfortable stinky couch and loveseat. Had to put sheets on it to sit on it. Hip hurting furniture, just awful. Patio furniture was more comfortable. We were there 12 nights and requested a different place daily but nothing they said was available. Even though 1/2 of the rooms looked like they were not occupied. I would not recommend staying in that room.

Our group had a wonderful experience at this venue. The staff was friendly and you couldn't beat the location.

(Would be 1 star if not for the view and grounds) I would honestly rate this property one star, but I’m giving it three solely because the view and the grounds are beautiful. Unfortunately, the unit itself was in very poor condition. From the moment we walked in, there was a strong smell of mildew and mold. The carpets were horrific. During our stay, I developed a sore throat and a severe headache, which persisted the entire time we were there. As soon as we flew to Maui and stayed at our next accommodation, all of my symptoms completely disappeared, which confirmed for me that what I was experiencing was related to mold exposure in this unit. This property has potential because of the location, but the interior needs a serious overhaul. Until that happens, I would not recommend staying here especially for anyone sensitive to air quality or mold.

The location was good. The staff was very friendly. It was right on the ocean with a beautiful view. The building itself is a little older. Our room was facing the ocean. Our condo did feel a little dated and was musty. We did have new kitchen appliances, but the rest of the condo could use some updating. The carpet was a turn off. Even though we had an uneventful stay, I probably wouldn’t stay here again. I prefer something a bit more updated and without that musty smell

The place is pretty good. I didn’t look close enough and thought I was booking a resort, but this is essentially an AirBnB. Some of the condos are owned and lived in by residents. Not sure why there are resort fees when it’s not a true resort. I didn’t like the sneaky 125 dollar cleaning fee added at check in. I didn’t see that when booking, but that can be the booking website’s fault. The room is a bit aged, but it’s clean and the bed is comfortable. The kitchen was great. The balcony was good. I thought there would be beach access, but there is none. The shore was too dangerous to swim in at their location. Pool was nice though. The keypad entry for everything was okay, but the numbers were long, so it could be hard for some guests to memorize. It’s a nice place to stay for the most part. Parking was easy to get in and out of. Close enough to everything you might want in Kona.
