We stayed in unit 705. From the get go, we had a broken doorbell hanging there and the code they provided did not work. It was after a long travel day. Office closed so had to call and wait. Worn, tattered furnishings, broken tvs and too many codes for parking, pool, restroom and unit, Horrible stay
My favorite condo property on the Big Island of Hawaii. The best in Kona!

I have stayed at Royal Sea Cliff for 7 consecutive years, and have enjoyed a variety of condo units, from studios to the three-bedroom oceanfront. I will never stay anywhere else during my yearly 2-week vacations in Kona on the beautiful Big Island of Hawaii. The property is beautiful, there are two pools, the property is oceanfront, the prices are reasonable, there are no hidden fees or extra charges for parking or air conditioning (something that other properties try to sneak in), the staff are the kindest, friendliest, most professional and delightful people, full of aloha and genuinely concerned about our enjoyment and comfort. Special shout-outs to Yuko and Regina at the reception desk, and Kim and Cynde in administration. Truly 5-star service. I love this property so much I created a YouTube video about my experiences over the years. Mahalo, Mahalo, Mahalo, for making each year the best vacation I’ve ever had. Can’t wait to return next year! A hui hou!
Great Amenities and Location

Nice place with great amenities: AC, comfy beds, balconies, 2 pools and lotsa extras. The people at the front desk were great. We borrowed beach chairs and umbrella, which was super helpful. Rooms have nice views (not a sea view) but pretty gardens.
The units are outdated timeshare type rooms. Absolutely no amenities. Ocean view description is over exaggerated.

The rooms seem to be outdated timeshares. Furniture is old and sagging. No amenities at “resort”. Nothing for kids to do. The pools are outdated as well. Bugs in the room. Description of ocean views are exaggerated. Views are best described as people’s backyard. Overpriced for the value.

The view of the ocean (beautiful lava rocks, no beach or swimming) and nearby countryside was so beautiful. Biggest lanai we’ve ever had. Unit 610, a 2 bedroom deluxe unit really set the tone for our first trip to the Big Island. Beautiful garden on the bottom floor of resort, including waterfall. Our young adult kids loved exploring the rocks, the two pools and hot tub.
