I like the old charm of the Biltmore and stay there often while in Arizona. I booked my trip on the Hilton app about 10 days ago. No where did they tell me to expect the grounds to be under construction. I mean the grounds and not the rooms ! Gone is the beautiful vista behind the hotel. Instead what you see is a chain link fence. The view from my window this morning is the attached picture. Construction equipment, dirt and two portable toilets. All for $500 a night. I’m sure it will be nice when they finish but they owe it to their customers to be upfront with the condition of the property. Based on what I’ve seen, I would wait until 2021 or 2022 to book a stay. This is some kind of major project all over the property.

I'm an architecture buff, so seeing this historic hotel was a lifelong dream. The lobby and dining rooms are gorgeous. I recommend staying the historic rooms which have all the delightful touches of the 1930s. Property was nice, although primarily focused on golf (which I don't play) and pools. Food in the restaurants was good.

Pools etc are undergoing construction but they are still charging resort fees. No free breakfast for diamond just a credit towards a breakfast. No lounge access for diamond. It's ok rooms. Parking 18 or so after taxes per day is far. Save yourself the hassle and stay at a regular hotel till they finish the construction.

Room 1146 is a very loud room there are three walk ways that surround it and there is a steel man hole cover that bangs every time someone goes by. This hotel uses bikes for their staff and they roll over it about every 5 minutes. Do not stay in this room it’s miserable.

Very nice Hotel, rooms are extraordinary. Service was good, except maybe 1 day we had to phone at 1600 about getting our room cleaned. Front desk was friendly and helpful. It would be helpful if staff was more aware of your Public transportation system, nearest light rail stop etc.
